Renting out your property

Reasons for renting out

There are several reasons to rent out your property. For example, if you want to live together and want to keep the house for a while, or if you are emigrating abroad, temporarily or otherwise, perhaps you have inherited a house? Would you like to let out your home for investment reasons? For whatever reason, letting is not only for real estate investors. You can also rent out your property if you own one. However, there are a number of things to take into account. Renting out your property involves a lot of work, but we can help you with that. On this page we would like to explain to you what is involved and how you can best deal with it.

Investigate whether the house can be rented out

First of all, it is important to check whether you are allowed to rent out the house. If you have a regular mortgage on the property, you will first have to check with the bank whether you are allowed to rent out the property. If that is the case, you should also ask the municipality, who sometimes have additional requirements. If you only want to let out your house temporarily, you can also investigate whether letting is an option under the Leegstandswet (vacancy law). This is done by means of a permit from the municipality and offers advantages for both the landlord and the temporary tenant. If you would like more advice about this you can always call us.

What can we do for you?

When you choose to let your property, there are a number of things that are important:

  • What is the ideal rental price?
  • Am I renting out the house upholstered/furnished?
  • How do I find suitable and creditworthy tenants?

We take all these questions off your hands and start the process with an advisory and noncommittal conversation. We take a look at the house and determine an ideal rental price in line with the market. After all, we know the local market well. We can also explain which things can possibly be adjusted in the house, in order to be able to put it on the market as well as possible. We can advise you on all the laws and regulations that apply to the rental of real estate.

We will then place the property on our own website and the well-known housing portals where more than 1 million people search for a property every month. In this way you will immediately have a large reach with your property. We will also place a 'for rent' sign on your window.

If any interested parties show up, we will screen these people beforehand. We look at their identification, income details and their creditworthiness. All documents are checked for authenticity so that we can present you with creditworthy potential tenants.

From these potential candidates you choose the one you feel most comfortable with. With these people we will plan and execute the viewing. We will then draw up the rental agreement and collect the first month's rent and deposit. During the handover of the keys we will take care of an extensive initial inspection.
